Why is there a start-up fee?

  • Everyone needs to learn about your rental property. It takes significant design time and expensive tools to gather the following information then script it for posting online.
  • We take five digital pictures and professionally manipulate them for excellent quality.
  • We write a unique description of your property.
  • We run through an extensive process to objectively rate your property.
  • We develop a web document that contains aerial views of the complex and specific driving directions. Click here for an example.
  • We set up a unique key code to be used by the owner and their guests.
  • We file paperwork with the Town of Mammoth Lakes.
  • Optional: We setup an owner email address & password.
  • We create a Guest Directory Book specific to your property.

Why is there a hosting fee?

  • Rental companies traditionally charge 25 – 50% commission for renting your property. We charge a hosting fee that allows us to manage fixed monthly expenses during slower months. The small hosting fee makes it possible for us to offer a significantly less commission rate at 0 – 10% which can end up making the owner thousands more. In addition, the following services come standard with the hosting fee:
  • Online Marketing: Potential renters will see 5 pictures of the home, read about the property and see a list of amenities and check availability.
  • Owner Online Flexibility: A password to book your own condo through our website.
  • 24-hour key disbursement flexibility.
  • Maid Service & Linen/Coordination: Because your guests are in our database, we are able to coordinate services with local cleaning vendors to make sure your property is just the way you like it for your guests.
  • Company Communication: Toll-free phone access or e-mail with 24/hour response.
  • Monthly Property Inspection Report sent via e-mail.

Why did you develop the Base Plan?

In the rental management industry we have observed a difficult situation that needed serious attention. A growing number of owners would book their friends and family in their condos during prime rental weekends. The rental company would only manage the keys and cleaning and in-so-doing incur a valid loss. More and more, rental companies are having to regulate owner and owner guest usage. This practice has the potential to run rental companies out of business. In the midst of this issue came a simple idea: let’s create a rental program that is designed for this type of owner; that is, the kind who prefers to control their rental property and/or book only their friends or family.

How are the keys managed?

Your property key is managed through a state-of-the-art electronic key bank located at the Chevron gas station. The keys are totally secured yet easily accessible to the right person. Vendors, owners and guests use separate pin numbers to obtain access to their key. We know who took what key and when (or if) it has been returned. Is it safe? Governments, casinos and prisons use this same machine to safeguard and control their assets – we are pioneering its use in the rental industry. It is made possible by our powerful reservation software capabilities.

Will you take any property on your rental program?

No. We monitor the type of property we allow on our program by inspecting it before accepting it. A poorly-cared for property results in guest complaints. In the end, that complaint can stain the reputation of a good rental company. We protect our reputation and our guests by setting a high standard for excellence in accommodations. When we preliminarily rate a property we offer suggestions, comments and items that need immediate attention free of charge.

How do I submit my property for inspection?
